While Raymore may be one of the fastest growing in the state, according to the city’s website, Nixa is the fastest growing city in the state. People flock to this city just south of Springfield for its excellent schools, close-knit community, and, perhaps above all else, its safety.

According to our analysis, Nixa, with a population of 19,339, had just 380 total crimes in 2012, giving residents just a one in 51 chance of being the victim of a crime. Of those 380 crimes, the vast majority, or 357, were property crimes (287 thefts, 64 burglaries, and six motor vehicle thefts) and 23 were violent crimes (17 aggravated assaults, five rapes, and one robbery). Compare that to similarly sized Poplar Bluff, where there were 138 violent and 1,344 property crimes in 2012, and it’s clear why this is the fastest growing city in the state.

 NIXA HISTORY:

 

Nixa traces its origins back to the mid-1800s with the movement of farmers and traders into this fertile soil region of Southwest Missouri. The growing community quickly became known as a stopover or crossroads site, as the community was a half-day ride with a team. As with many other communities in Southwest Missouri, Nixa’s early economy was based on agriculture and farming. Grain crops, dairy and beef cattle, and vegetables were the primary products of the area. Since most early residents of Nixa had little cash, “swapping of goods” was a common practice – – wood for flour, molasses for bran, and beef for horses from Springfield.

Throughout the last 150+years Nixa has become one of the fastest growing cities in the state of Missouri. The population has grown from 756 people in 1922 to 19,339 in 2014 according to The Nixa Chamber of Commerce, the rise in Nixa home sales and Nixa real estate development has tripled.

Rapid residential home growth has spurred new business development in Nixa. Several new retail, convenience and service-oriented businesses have located in the community since 1990 and expansion of existing industries is under way. Financial institutions like Liberty Bank, People’s Bank and Empire bank have constructed new offices and Springfield hospitals Mercy and Cox Health Center  have opened satellite medical clinics to serve the growing Nixa population. Improved community facilities and services, such as the Nixa Community Center, police station and utility office, have been developed to serve the needs of the Nixa population into the 21st century.

Local “House Hunter” Myths Part 2

We proposed the question in Part 1 if all the home buying and home selling shows on TV these days show the realistic process of real estate in our Midwest market? Some may, but to be truthful, most of these shows are unrealistic. Noone looks at 3 homes and says, “This is the one!” The average homebuyer looks at an average of 10 to 45 homes before making a decision. So as you watch HGTV and DIY take note that home buying is a tedious process in which you need the right agent for you that fits and listens to your needs and the right loan officer who helps you know the price range in which you are actually able to buy in.

On the flip side,  “Extreme Open House” sends an unrealistic message as well.  Sometimes it all depends on the location, price range and condition of the home. Our market is all over the place these days. A house maybe perfectly priced and can sell in one week because the right buyer was there or it may take over a year to sell a house. The average price of a home right now according to the Greater Springfield Board of Realtors is in the $160,000 range. So is going “extreme” for your next open house going to bring in the right buyer? Probably not. Some people bake cookies for the great smells for the home, and people walk around longer while eating, some take down all personal pictures and repaint or decorate. While this is all and good what people are truly looking for in a home is price, square footage, FLOOR PLAN, storage space, updating, location and yard.

To close this blog, my word of advice to the home buyer and seller is: find the agent that best meets your needs, stay focused and most of all don’t believe all you see on TV.

This weekend is full of fantastic events and family activities. The weather seems to want to cooperate as well so make sure to get out and live a little beginning with the following:

 

Nixa Sucker Days begins tonight with the Sucker Day Parade starting at 6:30 pm. The parade will be going all the way down Main St. in Nixa. Get there early and grab a spot because the candy will be flowing! That is just the beginning of the Sucker Days’ festivities. Saturday morning starts off right with the Sucker 5k Run starting at 8 am at the People’s Bank of The Ozarks main center.

Sucker Days begins at 10 am at the corner of Main St. and Mt. Vernon. There will be craft booths, cake walks, pony rides, bouncy houses, funnel cakes, live music, and of course FRIED SUCKER FISH!!!! The festivities will finish around 9 pm.

If Sucker Days is not your cup o tea then why not visit the Downtown Airport off Division from 10-4 for the annual “Springfield Fly In.” This is a great opportunity to see the airport, visit with pilots and they will be providing helicopter tours as well. Children can sit in the cockpits of the planes and helicopters as well.

Reeds Spring, MO is hosting from 2-8:30 pm their annual “Cajun Days.” All of the fun will be taking place in Historic Downtown Reeds Spring. Springfield Brewing Company will be pouring some of their best brews, the Garbanzos will be playing live music and the best part is the crawfish boil. Lots of Cajun food, family and fun to be had all day!

If garage sales are your Saturday morning thing, then you do not want to miss out on the University Heights Annual garage sale. Most will all be open at 7 am and will continue until 4 pm. We have heard that there are many bargains to be had and plus there are some gorgeous homes on the market in that area as well to take a look at.

Tips for a Fantastic Memorial Weekend

Memorial Weekend; The first official weekend to kick off to the Summer holiday season. It’s a weekend of family, fun and most of all a time to remember those loved, lost and serving in our armed forces.

Many of you will hit the lake for the first time this year, some may stay home with family and some may simply work, so here are some “Fun” tips on how to enjoy your holiday.

1. SUNCREEN! It’s going to be a very warm weekend with no rain in sight so slather up on the suncreen at least every hour to prevent burning.

2. If at the lake make sure you have enough life jackets for each person on your water craft to avoid any loss of life or a ticket.

3. Do not DRINK AND DRIVE, PERIOD!

4. Visit one of the many local pools that are opening this weekend. Be sure to get there early and be kind to those around you.

5. Grilling? Whether its charcoal or gas be sure the grill is at least 10 feet away from your residence so that embers and or flames do not flow towards the home. No one likes a house fire on a great weekend.

6. Make sure to say “Thank you,” give a hug to or go visit a veteran. You could also take a walk thru many of our veterans cemetaries, give flowers or volunteer to decorate as well.

Murney “Santa Sack” In Full Swing!

Loneliness, separation, tears, fears, eagerness; these are the feelings that many foster children feel year round. Whether it’s the fear of abuse, or eagerness to be adopted, foster children don’t ask for these feelings they are dealt the hand given to them and respond to how they are supposed to play it. As a community it is our duty to these children to show them love and mercy no matter their situation or actions. At Murney Associates, Realtors our very own Ava Snyder has head up the Santa Sack program for the Greene County Division of Family Services for the last 9 years.

With Santa Sack these ladies collect, purchase, wrap and distribute Christmas gifts to foster children in the Greene County Foster system. Each child gets a minimum of 5 gifts and last year alone they served 189 children and in 2012 we are serving over 215. It is the 9th year of the program. It is a fun program that encourages the agents at Murney Associates, Realtors to give back to the clients and lives of children in our community. Statistics show our economy is growing stronger but the need for our children seems to have grown a lot this past year.

Springfield MO Homes Sales 2011 Recap

2011 was a roller coaster year in our local real estate market. Although Springfield MO and the surrounding communities have not taken quite the economic hit as some other states of our size we have seen home prices scattered across the board. It has been a great year for the Buyers in particular. January started with stagnant prices yet dropped by summer and now as we end this 2011 year homes sales are up and home values have risen (not a huge rise but any is good at this point).

Who has benefited from this home sales slump? The first time homebuyer? The investor? The seller in financial trouble? Let’s break it down. For first time home buyers with standard credit banks have been loaning FHA money with only 3.5% down and if you purchase a home in a rural area you can qualify for USDA financing at 100%. For conventional loans you still need between 10% and 20% down.

For the investor it has been great (if they can get the bank to loan the money that is). We have seen some foreclosed property here in Springfield MO sell for under $10,000, not because of the condition of the home always but because that was the loan on the property and the banks want out. For an investor this makes a great rental situation or a fix and flip. There are strict regulations to fixing and flipping but for rental property it is perfect because many people are losing their homes or need more space than an apartment to live in.

The Seller has been the one that has had the hardest fall again this year. Even with home sales and prices gradually rising in 2011 we are still seeing the larger homes sit longer on the market, average homes are staying pretty stagnant and the under $100,000 range move pretty steadily. The average time on the market is 143 days here locally. Not to bad compared to the East coast where the average days on the market is over 2 years (that’s the norm to). The median price range is lower this year to $149250 from $156725 from 2010. All Sellers regardless of price just need to be patient.  As Realtors we can advertise in the local papers, in Homes magazines, and all over the Internet but with a high inventory and less Buyers it takes time. Always look at what you NEED out of your home versus WANT out of your home and stay honest and realistic with your Murney Associate Realtor so that the selling process goes smoothly for all.

We hope that 2012 brings our market back at a gradual pace. According to the National Association of Realtors there is a brighter future ahead of us. A change will do us good.

How long is too long in the homebuying process.

If you’ve been in the market for a home for what seems like a very long time to no avail, here are five strategies for getting things back on track.

1. Know how long is (truly) too long. If you’ve been saving up, primping your credit and fantasizing about your dream home for 5 years, then waiting for exact right moment in your life and the market to pull the trigger for 4, viewing 15 houses over 3 weeks might seem like an interminable amount of time.
And if you make an offer that is rejected? The agony of that defeat is outweighed only by the pain of your dream (home) being deferred. Be aware that today’s market is a very slow-moving one. It’s completely normal in some areas for buyers to view dozens of homes over as many months, and have several offers rejected before getting into contract. Talk with your agent about how long local buyers normally have to prowl today’s market before getting some home buying satisfaction.

2. Identify where your process is breaking down. In order to course-correct your wayward house hunt, you first have to figure out what the problem actually is. If you’re looking at lots of homes, but not finding anything that suits you, you might have an expectation issue. These range from having champagne tastes on a beer budget to being part of a pair of buyers with conflicting expectations that no home will ever be able to satisfy (e.g., husband wants a fixer, wife wants move-in ready). If you’re finding places you like, but your offers are consistently being shot down, you might need to work on bringing your home picks into alignment with your budget by increasing your price range, decreasing your wish list, or looking at a lower price range and making higher, more competitive offers.

3. Remember how many houses are in the world, but don’t try to see them all. It’s easy – but unproductive – to get upset about “the one that got away;” counter that frustration by reminding yourself that you are house hunting in a market relatively flooded with housing inventory. On the other end of the getting-out-of-your-own-way spectrum, if you do find a home that really works for you in your price range, get over the idea that you have to see everything in town before you make an offer.
One more mindset reset along these lines: understand that the *perfect* house does not exist – at any price range. People who have hilltop vistas wish they lived nearer to the grocery store and people who can walk to the store wish they had better views. No single home will ever satisfy every single one of your preferences, so don’t hold out waiting for one that will.

4. Rethink your deal-breakers. The greater the number of absolute deal-breakers you’ve communicated to your agent, the fewer prospective homes you’ll see. And the more flexible you can be about which listings you’ll look at, the higher the chances you’ll find something you like.
If you think your agent simply doesn’t understand what you want, ask them to remove all pricing filters and send you homes that reflect what they think your dream house really is. Alternatively, drive around and find homes for sale or visit Open Houses that you think are closer to what you want – then investigate their list prices, or send the addresses of “suitable” homes that aren’t for sale to your agent to find out what that house would go for today. These exercises will get you and your agent communicating on the same page; will help you understand tradeoffs, wants and needs more concretely; and will very likely flick some of your mental switches around what you can expect from a property at various price ranges.

5. Ignore the peanut gallery. People who have not bought a home in your town, your desired neighborhood and your price range at the same moment in time you find yourself house hunting are not authorities on any of the following:
(a) how dirt cheap ‘those foreclosures’ are,
(b) how much of a discount you should be able to negotiate,
(c) how much is too much for you to pay, or
(d) how desperate the banks or sellers are to sell.

That lack of authority, though, will not stop your family members, friends and neighbors from chiming in and offering their own critiques, exasperation, suggestions, or “what I would do if I were you is. . .”-style analyses of your own home buying strategies. Many a would-be homeowner has remained just that – a would-be homeowner – by following the advice or suggestions of someone who read a headline but has no idea of the real market dynamics you face. Communicating with your agent is key to finding the desired home.
