Home sales normalized in 2022 as the pandemic real estate rush settled down and interest rates began to increase. Slowing home sales have allowed housing inventory to rise, but with just over 800 homes for sale, inventory is still short of where it needs to be for a balanced market. Home prices continued to rise into the middle of 2022 until the Fed raised the federal funds rate in order to curb inflation in the housing market and the economy as a whole. Though their plan made affordability a challenge when rates and prices peaked together, lowering prices along with increased inventory should allow more buyers to enter back into the market.
